A pre-qualification letter is one of the most important documents in a real estate transaction.
Buyers, Realtors, and title companies all rely on it to move forward with confidence. However, many pre-qualification letters are issued with limited review, creating uncertainty and, in some cases, failed transactions.
This program was created to bring more certainty and
accountability to that process.
What We Do Differently
Most buyers believe that a Pre-qualification Letter is the "Green Light" for them to make their home purchase. This is not the case.
Current law allows a lender to provide a pre-qualification letter based on a customer's estimate of income, assets, and credit history. A Lender is not required to review any documentation from a borrower before issuing a pre-qualification letter. This often leads to wasted time and frustration during the purchase process.

to an underwritten approval.
Our Guarantee
If a loan is denied by underwriting because we failed to properly evaluate and qualify the borrower based on loan guidelines, we will reimburse the buyer for their out-of-pocket expenses.

What’s not Covered
Mortgage approval consists of two parts:
- Borrower approval
- Property approval
This guarantee applies to the borrower approval portion only.
If a loan is denied due to issues related to the property — including condition, appraised value, or loan program guidelines — it is not covered under this guarantee.
